erm...... not a crime to avoid them if in the middle of the road.
I have never met an estate agent who is not a paper thin, money grabbing see through arse hole...... and I can say that because my brother used to be one.
MOST arguments and aggravation in any house sale are caused by the Estate Agents telling one party one thing and then the other party another thing..... why....... for their own end.

Back in time we used a family friend to sell our house. Turned out he had worked out a way of dividing the property, sold the house for the money we received, kept a big part of the garden for himself and built a house on it.
Previously my Dad "bought" a really valuable piece of land which now has an upmarket estate on it. He was told the deal fell through. Turned out our solicitor had bought it himself. Don't let solicitors off the hook here.......
